An opportunity arose for our client to purchase a semi-commercial property consisting of a pub on the ground floor with flats above, this needed a quick turnaround, our client had already exchanged and needed surety of funding.

The client was purchasing the property with planning permission in place for further residential apartments, and with an occupational lease of the commercial unit to a well-known pub group.

SDKA made a decision to offer terms within 5 minutes, despite the fact that this exceeds our current maximum loan, showing our flexibility for the right deal. We immediately attended site, arranging a valuation for the day after receipt of the application.

This facility was to an existing client who has had 6 facilities with SDKA, and continues to use SDKA because they know we deliver.

Our client was able to further enhance their property portfolio with an 11 month facility, allowing sufficient time for the works to be completed and refinance to a term lender.
