When SDKA were recommended to this client they contacted us direct in relation to the purchase of a semi-commercial property; consisting of residential flats that required refurbishment above a commercial property, currently tenanted by a tattoo parlour.
The commercial tenant (holding over on an expired lease) also wished to rent a larger space resulting in the refurb of the basement to expand the space available. There was an agreement in place from the vendor that our client could start these works ahead of completion.
The property was also subject to a flying freehold element, which was easily resolved. We arranged for our MD, Kunal Mehta along with our senior underwriter and our quantity surveyor to be present at the valuation resulting in all parties working in collaboration to gain full understanding of the background.
The case was completed within the required timescales by working closely with the client and specialists to establish greater understanding. We were thrilled to receive this client by recommendation based on service.
